You found the house. Two other buyers found it too. The listing agent calls: "We have multiple offers. Bring your highest and best by 6pm." Your heart starts racing. This is the moment.
And this is the moment where more first-time buyers overpay than any other. Not because they were tricked — because they were tired. Months of looking. This house felt right. They did not want to start over.
The myth
If I don't stretch to win this one, I will lose out forever. Prices only go up.
The truth
Calgary's market is balanced right now (3 months of supply, DOM 37). Another right home is coming. Overpaying by $30K today is a real payment for the next 25 years.
The number you set before you walk in
Before you ever write an offer, decide on a walk-away number. Write it on paper. Show your partner. This is the number you will not cross, even if the agent says "just $5,000 more will do it." Because "just $5,000 more" happens twice.
Why bidding wars feel worse than they are
You are in a group chat with your realtor. Everything is happening fast. You feel watched. You feel like walking away means losing. It doesn't. Walking away means keeping your plan intact. Ang pinaghirapan mong pera — do not spend it in a moment of panic.
When to fight for a house
- You have seen 20+ homes and this one is a clear top 2
- The location is genuinely rare (specific school, specific commute)
- The price under $10K–$15K over your target still fits your monthly budget with room
- You have not skipped inspection or financing to win it
When to walk away
- You are being asked to waive the inspection or financing condition
- The final number would put your monthly cost above 32% of gross income
- You feel physically anxious — this is your body telling you the truth
- The agent is pressuring you with 'other buyers' with no proof
- You are more scared of losing this house than excited to own it
The scripts you can use tonight
These are permission slips. Copy them. Use them.
- To your realtor: "Our walk-away number is $X. If it goes higher, we are out. Please don't ask us to reconsider in the moment — we made this decision calmly for a reason."
- To the listing agent (through your realtor): "This is our best offer. We won't be increasing it. Thank you for considering us."
- To yourself: "The right home is the one I can pay for on my worst month, not just my best month."
The house that got away
Almost every homeowner has a story about a house they lost. Almost none of them regret walking away — because the house they eventually bought turned out to be right. The market always has another door. Kaya mo 'to.
