The lawyer's role (and how to pick one)

A real estate lawyer checks the contract, handles your money, and registers the home in your name. Do not skip this step.

After the offer is accepted, a real estate lawyer takes over. They are not optional. The lender will ask for their name. They make sure the home actually becomes yours — legally and cleanly.

How to pick one

Ask these before you hire
  • Do you specialize in residential real estate?
  • What is your flat fee, and what does it include?
  • Can you meet on short notice if my closing date moves?
  • Do you explain things in plain language?
  • Can you handle a Filipino family sending gift money from abroad?

When to hire

Hire your lawyer within a few days of your offer being accepted. Waiting until the last week creates stress you do not need. They will also tell you exactly what documents to bring — ID, proof of insurance, bank drafts, and more.
