The walkthrough is a real checkpoint. If the furnace is broken or the seller took the appliances they promised to leave, this is when you catch it — not after closing.
When to do it

Your walkthrough checklist
- Turn every light switch on and off
- Run hot and cold water in every sink and tub
- Flush every toilet
- Test the stove, oven, dishwasher, and microwave
- Open and close every window and door
- Check that included appliances are still there
- Look for new damage since your showing
- Confirm the seller took their junk — or left what they agreed to leave
- Test the garage door opener and remotes
- Check the furnace and thermostat
What to bring
- Your phone for photos and video
- The purchase contract, so you remember what stays
- A checklist (this one works)
- Your realtor, if possible
If something is wrong
Do not panic. Call your realtor and lawyer right away. Small issues can often be handled with a holdback — money kept back at closing until the seller fixes it. Big issues may delay closing. Either way, you want to know before you own the home.
